Pre-Sale Home Inspection
To you it may seem like a waste of money.  Having a pre-sale home inspection will
save you time, money and stress.  It may be a little extra out of your pocket, but
you will have the upper hand in the end.  Patch the roof, fix the downspouts, repair
the tile in the bathroom before the buyer's inspector comes to visit.  If major defects
arise you know you will have to take them into account in your asking price.
What to do Prior to the Home Inspection
Before your inspection (at least a couple of weeks) you should prepare your home.  
Get ride of mold and mildew.  These are generally found in basements, anywhere
it's cold and wet.  While in the basement look for exposed dirt.  Cover it with plastic
to keep moisture level down.  Clean your gutters and make sure they are
positioned that water flows away from your home.  Fix any leaky faucets or clogged
drains.  Don't overload your circuits.  An inspection will also look for ground fault
circuit interrupters (GFI).  Make sure they are hooked up correctly.
A home inspection may seem like a big hassle, but in the long
run it will save you time and money.  It will put your house into
perspective and help you price it correctly.  You will also have
more control over the entire transaction.
